Operation and management
As a property owner within Trio, you’re encouraged to become involved in the management of your property.
The Owners Corporation is a body made up of all the owners in a strata scheme. It is responsible for:
- Maintaining and repairing property
- Managaingthe finances of the strata scheme and keeping records
- Taking out insurance
The Owners Corporations may appoint managers to professionally co-ordinate some or all of these activities.
A building manager may be responsible for:
- Day to day building operations
- Maintenance and cleaning of common property
- Security
A licensed strata manager may be responsible for:
- Legal compliance with relevant legislation
- Calling and co-ordinating meetings of the Owners Corporation
- Collecting strata levies
- Relevant insurances
Property management is a service provided by specialist estate agents, selected at the discretion of the property owner. Property managers are responsible for:
- Finding and retaining a tenant for your property
- Managing the tenancy to maximise value and protect the asset
- Collecting rent and arranging repairs as required
